MRTA / MLTA & Pelaburan Hartanah


Korang semua dah beli rumah? Insya Allah ramai yg dah ada, so sesiapa yang belum beli tu, cepat2 lah buat pengiraan untuk beli rumah?


Gunakan kwsp,

kalau korang fikir rugi sbb rm kwsp tu dah berkurangan, ikut suka koranglah, sbb kwsp dividen Cuma 4.5% tahun lepas, sedangkan harga rumah naik 10-30% setahun.

Kenapa? Tak percaya ke?

Bila masa paling baik untuk beli? Enmm, tiada jawapan terbaik, tapi jawapan daripada aku…. Sekarang…….NOW….

Sbb so far aku belum dengar rumah harga jatuh, kecuali tempat jin bertandang jerr.


Ok, masa beli rumah, semua orang tahu apa itu MRTA. Moh sini aku cerita sikit..

MRTA , Mortgage Reduce Term Assurance

(Insuran berkurangan Gadaijanji bertempoh ), dalam bahasa melayu-nya lah…

MRTA kita bayar sekali sahaja, dan biasanya dia akan masukkan dalam bank loan rumah kita..

Untuk rumah berharga RM 200k, MRTA sekitar RM 8,000.

Tapi setelah campur interest 7.5% (Islamic home loan, fix rate), dalam tempoh 30thn, jumlah kesemuanya adalah RM18,000

Ini bermaksud, interest bank utk 30 tahun adalah RM10,000

Tapi tak apalah, sbb rumah tu kita nak duduk… (Mungkin sesetengah org akan fikir mcm tu)

Banyak dah bayar ni, So, apa pulak coverage yang ada?

MRTA adalah insuran / jaminan bayaran kepada pihak bank sekiranya berlaku sesuatu kepada si pembayar (sekiranya meninggal dunia / hilang upaya kekal / duduk atas kerusi roda selamanya)

Itu sahaja (FULL STOP)…

MRTA / MLTA ini di wajibkan, untuk mengelakkan aktiviti lelong rumah akibat kematian ketua keluarga / si pembayar , kalau tak mana nak duduk.. tak delah ada yg kene halau, kalau ikut prosedur yg sepatutnya.

Ok, so sekiranya berlaku bencana alam & kemalangan seperti ribut, tanah runtuh, kebakaran rumah, runtuh dll, ada tak cover by MRTA / MLTA?

SORRY, TAK ADA COVER BRO….

So, fahamkan polisi insuran/takaful tu, baca banyak kali dan fahamkan. Jangan asyik syok sendiri jerr, banyakkan bertanya… tanya dgn ejen insuran.

Kalau, nak tahu pasal cover bencana alam & kemalangan seperti ribut, tanah runtuh, kebakaran rumah, runtuh dll tu, korang kene ambik insuran lain, iaitu home insuran/ fire insurance…

Tak ramai org ambik home insuran, dan tak ramai ejen yg buat sbb agak leceh, termasuklah aku sendiri, hehe…

Aku tak ambik lagi sbb rumah tu aku belum dpt kunci, masih atas responsible pemaju.

So, sesapa yang tak ada insuran rumah/fire insuran tu, buat pengiraan budget sendiri. Sebab mcm aku masa kecik2 dulu, tak pernah terfikir yg rumah nenek aku & rumah pak cik aku boleh terbakar, nasib baik semua selamat.. masa terbakar tu rasa mcm pesta pulak, aku mmg tak boleh nak lupa.

Ok, bercerita pasal MLTA pulak…

MLTA-Mortgage Level Term Assurance.

(Insuran Paras Gadaijanji bertempoh ), dalam bahasa melayu-nya lah…

Berbanding dengan MRTA, MLTA boleh dibayar dengan kekerapan setahun, setengah tahun atau setiap 3 bulan atau setiap bulan. Bayar cash duit dari bank poket kita. Bukan dari masuk dalam home loan

Anggaran bayaran bulanan RM100 sebulan, coverage RM200k

(owner rumah = umur 27 thn, tidak merokok, tiada sakit kritikal, kerja tidak melibatkan mesin /bahaya)

Coverage flat RM200K, sekiranya ada claim, lebihan wang daripada bayaran rumah tu akan dapat kat pewaris.

sekiranya tak claim, ada sikit cash value, kdg2 dapat balik almost 100% apa yg kita bayar.

Sampai bila bayar? Enmm, sampai ke habis bayar rumah lah… Ha’ah, setiap bulan…

BUnyinya mcm tak best, sbb dah lah kene bayar duit bank, pastu kene bayar MLTA pulak..

Nanti dulu, don’t judge to quick, setiap tu ada kelebihan masing2…

Bagi aku, aku prefer no 2 sbb kalau kita lihat untuk tempoh panjang, pelan MLTA lagi best…

Dan lagi sbb aku ejen insuran, dapat komisen lebih, hehek…. (jgn marah ek)…


But in general, pelan MRTA tu bagus, bagi aku elok untuk rumah sendiri dan jenis org yang tak berapa nak ambik tau pasal cash flow diri sendiri (termasuk aku sebelum ni). MRTA cover tak cover sakit kritikal, tapi MLTA ada, MLTA bayaran akan free jika kene sakit kritikal

bayaran rumah juga boleh jadi free kalau kene sakit kritikal, tapi ini enhance plan (optional).

So, kalau nak buat pelaburan hartanah, aku advise ambik pelan MLTA. Sebab boleh transfer insuran MLTA ni dari satu rumah, ke rumah yang lain..

Contoh, kalau nak jual rumah lama, beli rumah baru, pelan MLTA ni just transfer aje. Kalau MRTA kene buat baru (kos MRTA lama tu hangus @ burn)



Mcm kes atas, kalau rumah berharga RM200k tu korang nak jual, contoh slps 6 bulan korang beli, RM8,000 yuran MRTA tu hangus… Syarikat insuran yg untung, korang pun untung jugak sbb dah jual rumah tu tapi takkan nak biarkan aje RM8,000 tu hangus..

Sbb kalau pelan MLTA, korang baru kene bayar rm600, pastu untuk rumah baru, just transfer aje.. beres… tak payah nak buat medical check up?

Medikal check up?


Yup, Nak apply MRTA ataupun MLTA, approve/di terima sementara korang sehat jerr, kalau org dah sakit, syarikat insuran dah tamau cover… tak pun insuran jadi mahal.

So, sesiapa yang belum ada rumah tu, belilah rumah cepat2, dan kalu dah beli, gunakan kebijaksanaan sama ada nak memilih pelan MRTA ataupun MLTA..

Ingat MLTA, ingat yassin..

Untuk MRTA, ikut apa yang saya tahu la.. kalau jual.. kita boleh dapat refund mana2 yg belum cover tu..

MRTA refund tu saya tak sure,
tapi sebagai contoh, kalau dah cover 5 thn MRTA tu (consider burn lah)
jual rumah tu,
untuk rumah yg lain, kene apply MRTA baru

tapi MLTA just transfer shj...
sbb normally MLTA coverage sah sehingga org tu berumur 80thn ataupun 100thn (bergantung pd plan)

for long term, MLTA lebih menjmatkan...

yg. saya tahu klu MRTT (islamic loan) pihak insurance akan pulangkan lebihan bayarannya. apa yg perlu kita buat ialah pulangkan polisi kpd pihak insurance termasuk beberapa dokument. kdg2 pihak finance yg. simpan polisi tu, so bila acc. dah tutup dia akan tlg. submitkan polisi tersebut terus kpd. pihak insuran. kita tgu cek je. proses lebih krg. dlm 2-3mgu.

Hmm, After so many years of looking for home loan, only now I know that MRTA/MLTA premium paid burns everytime I refinance or sell house. If I knew about the disadvantages of MRTA/MLTA earlier I would have bought RM1mil worth of life insurance since 2009 to cover any of my property loan until end of my life.
